• ‘Plashet Road’ development is the first and largest most energy-efficient affordable new homes development completed
• Delivering 65 genuinely affordable apartments high-quality low-cost for Newham residents and families to move into future-proofed Council homes
Mayor Rokhsana Fiaz OBE recently received the keys to ‘Plashet Road’, a development of 65 new homes with 75% family homes which will be available for affordable social rent tenure along with a new nursery.
Plashet Road is the very first Passivhaus new-built development in 2024 delivered as part of the accelerated affordable homes delivery program which aims to deliver 1,000 social rent homes residents can afford, alongside the 284 new homes which have already been delivered by December 2023.
All the homes at Plashet Road benefit from the Passivhaus standard which means that residents moving into these homes will benefit from warmer homes with low fuel bills and better indoor quality which makes issues like damp and mould less prevalent and will offer improved comfort all around.
The new homes at Plashet Road built across three building blocks, Charles Bennet Court, Daisy Parsons Court and Luke Howard Court, pay homage to local Newham residents who have left a lasting legacy in the community on a site which was originally the Upton Cross Primary board school for 1,200 pupils and later the Upton and One Love community centre.
Mayor Fiaz said: “As we continue to fight against an acute national housing crisis especially harder in London and Newham, as a Council, we are more focused than ever on building new high-quality homes for our residents that will stand the climate emergency for the years to come.
“Our affordable homes program continues to move at pace with the 1,000 I promised during my first term achieved. We are now on track to deliver the additional 1,000 starts with 292 genuinely new homes due to be completed this year alone starting with Plashet Road, our first ever Passivhaus development this year.
“Plashet Road is a testament to our commitment to deliver much-needed family homes which private developers do not want to risk building, with 49 two and three-bedroom homes out of the 65 homes and 7 for wheelchair users.
“I hope the new residents moving into Plashet Road will enjoy their brand-new cheaper to run homes and I look forward to visiting them soon.”
The development consists of three blocks overlooking a central courtyard. Each of the homes has been designed with energy efficiency at the core with air source heat pumps on the roofs to heat each home along with MVHR ventilation system, triple glazed windows and an electric heating system within each home.

The flats have well-proportioned rooms which can be furnished easily and in different ways with wheelchair accessibility factored into all the homes along with a private balcony space. The ground floors accommodate a common entrance space which gives direct access to shared garden space to the rear. Common facilities on the ground floor include plant, cycle storage and refuse rooms.
